After applying, the approval process can take 24 – 72 hours.  Upon approval, the security deposit will need to be paid via money order or cashier’s check to hold your unit.



A minimum $1,000.00 security deposit is required for all rental units.  $50.00 is due at the time of the application. It will be held while we process your application.  In the event you are not approved it will be returned to you. If your application is approved it will be applied as a partial security deposit for the unit referenced on your application. You will be contacted to bring in the remaining deposit balance in order to hold the unit. In the event you change your mind or do not move-in as previously scheduled with the manager, the $50.00 and any other security deposit you have put down will not be returned to you. It will be forfeited.
Rental prices listed on our brochure and website are based on a 1-year lease agreement and are subject to change without notice.
Applicants must be 21 years of age. If not 21, applicants must be at least 18 years of age and will need to have a co-signer which must be a parent or other legal guardian. The co-signer must be employed and must live within the state of Missouri.
Applicants and co-signers must have been with their current employer for at least 6 months and make three times the rental amount as a monthly income in order to qualify. Employment history and income amounts will be verified.
Credit checks will be processed on all applicants to verify both current and past credit histories through trans union credit reporting agency. Any past rental history will also be verified.
Bankruptcies must have been closed for at least 2 years.  Derogatory credit ratings from Trans Union will be discussed on an individual basis. Ratings may require applicant to post an additional security deposit or a rent deposit to secure the rental of an apartment.
Tenants must secure rental insurance and provide proof of insurance to leasing office at the time of the lease signing and it must remain in effect during the entire lease term with prospect place apartments.



Prospect Place Apartments does allow cats and dogs 25 pounds or less, with an additional non-refundable pet fee in the amount of $400.00 due at the lease signing. Breed restrictions are as follows: pit bulls, chows, akitas, doberman pinschers, and rottweilers. Only one animal per unit. A $40.00 per month surcharge on rent also applies for one animal.



Tenants are responsible for the following utilities:

  • Electric
  • Water/Sewer
  • Internet / Phone / Cable

Trash is provided by the apartment complex.
